Property Investment in the UK Over the Next 6 Months



The Christmas break is a great time to look back on the previous year, work out what you did well, what could have been better and reset your goals for 2009.

It is the ideal time to review your personal goals, property goals and any other business goals. And crucially make sure you write them down! This will make a significant difference in how you do overall this year. Like many property investors I have seen some values drop, and some properties cause more issues than others, but have also seen big positives with such dramatic drops in borrowing rates. I also think, more than ever, the last 4 months of 2008 made me even more glad I invest in property rather than

a) Not invest in anything or
b) Invest in the stock market or a traditional pension.

While some of the property headlines are pretty negative this is understandable but it is all relative. Compared to the FTSE top 500 companies which saw drops of 33% over the last 12 months ie most pension funds saw a drop in value by a third, the UK property market dropping by an average of 12% over the last 12 months is a significant difference.

Within that average as always the most affordable parts of the UK did better eg Scotland dropped by just 2%, and areas such as Hull, Hartlepool and Cumbria all dropped by less than 5% as an average over 12 months.

But also remember if people didn’t need to move they generally didn’t move – the majority of people selling in the last 6-9 months were those who were “distressed” sellers or had to take a low offers – which was always going to have dramatic knock on effect on average prices – but this doesn’t clearly tell us the full story on affordability – and until probably later this year it is hard to say what true values are in many areas.

What is for sure, as soon as more credit comes back in, and there are clear indications this is continuing to improve, then low offers will be less likely to be accepted.

No one forecast such large credit restrictions in 2008 and the knock on effect in certain property markets, and it is hard to be sure what will happen in 2009 but one thing is clear – affordability and attractive rental yields are at the best they have been in the UK for the last 3-4 years.

Gross rental yields, which were at around 5-6% a year ago, are now at 6.5-8% due to prices dropping and rents rising in many areas.

Prices may have dropped by around 12% as an average across the UK, but if you have a varied portfolio say spread across the UK and a couple of emerging markets, your overall yield should have risen with borrowing rates dropping and rents rising. Compare this to owning shares in large companies, where it is unlikely dividends will have risen as they will often be cash poor with cashflow issues.

This makes buy to let more attractive than ever in the UK and markets such as Czech Republic!

So how long will these opportunities last?

Six months? 12 Months?

Already borrowing rates are improving, with libor rate down to under 3%, and several lenders are close to increasing the LTV they will lend, as long as rental coverage is there. It is great to be able to find deals again where you can invest for very little funds and make over £100 net a month!

I have spoken to 1-2 investors who have said they are looking to wait 6-9 months when they think prices will be lower.

Most people saying this have no real reason for saying this, apart from the fact they have read this may happen in the newspapers – and have no real way of measuring this as are not too close to the actual numbers – but it allows them to put off making a decision for a while – bit like saying I ll get fit in the New Year! Often people who would say this would not understand what is good value and what is not – and you won’t learn this in the newspapers! You should have your own clear idea on what is good value based on rental return and local affordability.

The main reason it is daft to wait is if you can buy an investment property now, for 20% below today’s market value ie perhaps as much as 30% less than last years value, tie up very little money in the process and have positive cashflow why risk waiting?!

When the bottom of the market is called it will probably be 2-3 months after the actual bottom of the market has occurred and if everyone suddenly realises the value of their property in these high yielding areas, and mortgages are more available, then you won’t be able to negotiate a 25% discount any longer that’s for sure!

Actually as soon as 85% mortgages are back, vendors will be under less pressure to give big discounts.

Low Carb Recipes



A low carb recipe is a great way to practice healthy eating lifestyle and diet. A low carb dish is not necessarily for those who are on a diet or want to lose their weight. A low carb lifestyle can and should be adopted by all. The advantages of a low carb balanced diet is that it has all the necessary nutrients minus the unhealthy fats. Any dish you wish can be converted into low carb by modifying a few ingredients. For example milk can be replaced by low-fat milk, yoghurt can be replaced by low-fat yoghurt, sugar can be replaced by sugar free pills, and so and so forth. And you can replace lot of daily food items you consume such as instead of white bread, go for whole wheat bread. Instead of white rice, go for brown rice when making chinese dishes.

There are many more ingredients that you can replace and reduce the fat level, sugar level and carb level of the dish thereby reducing the calories you consume and at the same time increasing the nutrients you consume. A little knowledge on what to avoid and what to eat will go a long way.

Sanyo RL4930 (Sprint) Review



Now that Sprint has absorbed Nextel, the carrier’s Ready Link phones seem to be suffering from an identity crisis. Before the merger, the handsets were sort of Nextel-lite. You could get push-to-talk service and a rugged handset, but you didn’t have to lug around a brick, totally devoid of style, and you didn’t have to be chained to Nextel’s businesscentric services. But now that Nextel and Sprint have joined forces, and Nextel is putting out smaller, more attractive phones, Sprint’s Ready Link handsets just look a little ridiculous. Take the new Sanyo RL4930: Although it is on the bulky side, as well as sports rubber edges and PTT capability, we’d rather go with the real thing and just get a Nextel phone, such as the i355. The RL4930 is $189, but it’s cheaper with a service plan.

To be perfectly frank, the Sanyo RL4930 is not a looker. A dull candy bar shape, along with a basic-gray color scheme and a protruding antenna, makes it more like a cordless phone than a mobile device. Also, considering it measures 4.5 by 2 by 1 inches and weighs 4.4 ounces, it’s not compact by any means. On the upside, a rubber coating on either spine adds a touch of durability, but the extendable antenna is rather flimsy.

The Sanyo RL4930’s 65,000-color display measures 1.6 inches (128×112 pixels) and is the best thing about the handset’s design. Although its overall resolution is a bit washed out, it’s nonetheless fine for viewing the user-friendly menus. You can adjust the contrast, the font size, and the backlighting time, but you can’t alter the brightness.

Below the Sanyo RL4930’s display are the main navigation controls with a standard Sanyo design. There’s a five-way toggle that acts as a shortcut to messaging, and the phone book has a menu where you can program more shortcuts, as well as a My Content folder for storing games and other downloaded files. The toggle is large enough, but the other navigation controls may trouble users with larger fingers. Two soft keys, dedicated Web and Back buttons, and the Talk and End/power keys are all much too small. However, we liked the fact that the Back buttons double as a key lock if held down and that there’s a dedicated speakerphone button below the keypad. Speaking of the keypad, the buttons are raised just above the surface of the phone, which made it easy to dial by feel. They’re also decently sized and lit by a green backlighting. The only controls on the outside of the phone are the Ready Link button and a wide volume rocker on the left spine.

Inaugural Politics



On Sunday, V. Eugene Robinson of New Hampshire, the Episcopal Church’s first openly gay bishop, will deliver the invocation at the kickoff event celebrating the inauguration of Barack Obama as the 44th president of the United States. His part in the inaugural festivities is appropriate symbolism in light of Mr. Obama’s choice of anti-gay Pastor Rick Warren, leader of a Southern California mega-church, to deliver the invocation at the swearing-in ceremony Tuesday at the Capitol.

Mr. Warren was a high-profile supporter of California’s Proposition 8, which won at the polls last November and repealed the state’s same-sex marriage rights. Mr. Obama’s supporters in the homosexual community and other civil rights advocates have been justifiably disappointed that Mr. Obama would give an anti-gay fundamentalist such a visible stage. Bishop Robinson’s appearance will ameliorate some of that sting.

Symbolism is helpful. But if Mr. Obama is the “fierce advocate” of equal rights for gays that he says he is, it will be followed soon by concrete action. That would include repeal of the unjust “don’t ask, don’t tell” policy, which forces homosexuals in the military to deny their true nature or be thrown out. Polling shows that the public has come around to supporting gays serving openly in the military. The new president and Congress should repeal “don’t ask, don’t tell” this year.

2 cups baby spinach greens, coarsely chopped
1 small tomato, diced
2 cups instant brown rice, cooked

Ducati dream machine



IMAGINE owning a superbike that punts out a massive 168bhp of raw V-Twin power with 97lb/ft of torque.

Now imagine hitting a corner apex and whacking that throttle open as hard as you can. Now imagine that instead of history’s biggest highside, you’re greeted by a gripping tyre that propels you out of the corner and into the distance, in a way that no other production superbike could ever manage, just like you were some kind of Casey Stoner riding clone.

You’ve just imagined riding the brand new toy from the land of Spaghetti and red dream machines - Ducati’s 1198 S.

It was only two years ago that Ducati brought out three versions of its stunning new superbike, the 1098. The £12,000 base model, the £14,000 higher-spec S, and the £24,000 World Superbike-derived, all-singing all-dancing R version. Of course, there’s also the £40,000 MotoGP-derived Desmosedici RR but that’s an altogether different kettle of fish.

Now Ducati has updated its flagship by giving the 90° V-twin Testastretta Evoluzione engine 100cc more and fitting it into two versions of 1198, the base-model Biposto (that’s two-seater in Italian), and higher-spec S.

The engine’s increased bore and stroke brings capacity up to the 1,200cc limit for V-twins in the World Superbike championship, which Troy Bayliss won in 2008 racing the 1098. The 1198’s improved engine also gets new crankcases and bigger valves, all of which increases maximum power by 10bhp all the way across the rev range, and boosts torque.

But the high-tech gadget that lets you use every last drop of that performance is the Ducati Traction Control (DTC) fitted to the 1198 S.

Much has been written about the way 2007 MotoGP champion Casey Stoner rides his Ducati - how he whacks the throttle open from the apex, letting the bike’s electronics control the power and torque output to secure grip. This is exactly what the 1198 S’s DTC does, but on a production machine. This MotoGP-derived technology has the ability to turn a ham fisted throttle jockey into a riding sensation.

DTC was initially fitted to the 1098 R, but ironically this first production version of the technology could only be used on race bikes (which the R is). That older system destroys catalytic converters by dumping fuel into the exhausts when a reduction in torque is required. But the new system cuts off the fuel supply rather than the spark that ignites the fuel, so the catalytic converters aren’t affected. And that’s got to be more environmentally friendly too.

But the 1198 S is not just about corner exits. It’s also about the way it flies down the straights at warp speed with a delicious Ducati drone emanating from the exhausts, the way it turns fluidly into corners, the way it handles like a dream.

Apple unveils software updates, new laptop



(01-06) 12:59 PST SAN FRANCISCO – There was no Steve Jobs or game-changing gadget at Macworld’s keynote presentation Tuesday, but Apple marketing chief Philip Schiller kept things lively by introducing eye-catching software updates and a supercharged, sleek MacBook Pro.

Schiller, who handles worldwide product marketing and was a last-minute stand-in for Jobs, capped off the Cupertino tech giant’s final year of participation in the expo, which runs through Friday at Moscone Center in San Francisco.

With Apple exiting the Macworld stage and Jobs being treated for a hormonal imbalance, Schiller offered announcements devoid of huge surprises. Rumors of an Apple netbook or large iPod Touch weren’t realized, but Schiller seemed to have a good time talking up the Mac platform and updates to the Apple family.

“I’m so personally excited to be the one delivering Macworld 2009 to you. I’d like to thank everybody for showing up,” he said.

The presentation included updates to the iLife and iWork software suites, a new 17-inch MacBook Pro with an 8-hour battery and a new digital rights management-free iTunes library with tiered pricing.

Starting at $2,799 and available in late January, the new MacBook Pro features Apple’s unibody aluminum enclosure, which other models received this past summer. But the big news was the battery life for the machine, which has a 40-percent larger battery capable of up to eight hours of continuous use.

Apple engineers worked with advanced chemistry, monitoring technology and power distribution to develop a battery able to last over 1,000 charges, a lifespan that is three times the industry standard, Schiller said. The laptop is a svelte .98 inches thick and 6.6 pounds; offers Intel Core 2 Duo processors up to 2.93 GHz, up to 8 GB of RAM, both discrete and integrated graphic chips from Nvidia, 320 GB of hard drive space, and an LED backlit display that has 1920 x 1200 resolution with 78 percent more pixels than its 15-inch sibling.

Schiller showed off new versions of iLife ‘09 and iWork ‘09. The iLife software includes a new iPhoto program with face detection capability that allows users to organize their picture library by - you guessed it - faces. Users also can organize photos by location using geo-tagged pictures. And iPhoto includes a new slide show feature with upgraded effects that can be synced to an iPhone or iPod Touch.

IMovie, which got a major makeover last year, adds more granular touch and powerful features, addressing one complaint of the updated iMovie. Video editors can apply new effects, sync audio better and smooth out jumpy footage using a new video stabilization feature.

That’s the finding of a new survey released this month by the National Center for Complementary and Alternative Medicine (NCCAM), which is part of the U.S. National Institutes of Health.

Thirty-eight percent of American adults are using some form of complementary and alternative medicine, known as CAM, to help with their health.

NCCAM Director Dr. Josephine Briggs says the new survey provides the most current, comprehensive and reliable source of information on Americans’ use of unconventional remedies such as medicinal herbs, acupuncture, yoga, meditation, massage and chiropractic or osteopathic manipulation.

Most of these patients, Briggs says, hope to alleviate pain.

“The most common reason why people turn to complementary and alternative medicine in our survey results is chronic back pain - far and away, the leading reason to use complementary and alternative medicine,” she says. “Neck pain, joint pain, headache: All these other conditions are also given as common reasons. But chronic back pain is the leading reason, a very common and difficult condition to treat.”

As the federal government’s lead agency for scientific research into CAM therapies, the center funds hundreds of projects and trials, supports training for researchers and encourages integration of proven CAM therapies into conventional practice.

Another important part of NCCAM’s mission is to publicize news and information about complementary and alternative medicine, and promote discussions about it between patients and their health care providers.

Briggs notes, “It is very important that people talk to their physicians and other health care providers about their use of complementary and alternative medicine.”

Cheesy Bread



Ingredients

* 8 oz shredded Mozzarella cheese
* 1 lb shredded sharp cheddar cheese
* 1/2 to 1 cup chopped green onion (to taste)
* 1/2 cup mayonnaise
* 2 Tbsp sour cream (optional)
* 3-4 cloves garlic, minced
* 1 stick unsalted butter (1/2 cup, 4 ounces), softened to the point of being slightly melted

* 1 to 2 loaves of French or Italian bread (I used Ciabatta), depending on the size of the loaves

1 In a large bowl, mix together the cheeses and the green onion. Stir in the mayonnaise and sour cream. In a separate small bowl blend the butter and garlic until smooth. Add the butter mixture to the cheese mixture.

2 Preheat broiler. Slice loaf of bread in half horizontally, lay crust side down. Spread cheese mixture over the bread. Place under the broiler until nicely browned, about 3 to 5 minutes.

3 Remove from broiler and let sit for 5 minutes until cool enough to handle. Slice the bread with a bread knife. Serve.

Makes 30 to 40 slices.
