The Fertility Effects Of Femara

Fertility problems pester nearly one in every four women, regardless of age, health issues, and race. To help address this increasing issue, scientists have struggled to find the rootstock of the problem of infertility as well as medical ways to assist women in their desire to have children. The idea of Femara and fertility use is one of the most doggedly debated ideas in medical circles.

Femara and fertility treatments are constantly being revamped and reworked to gain a woman’s chances of becoming pregnant. There are two different instances in which fertility drugs can be useful: one, women who are not able to ovulate on their own can be medically stimulated to dream up and release an egg, and two, women that are already ovulating can be stimulated to have an increased chance of pregnancy by the release of multiple eggs during an ovulation return.

However, this change in hormonal levels because of fertility treatments does not always have the desired effects. For one, some women can have multiple births as the end result of taking medications like Gonal F and Follistim. And the increase in hormones can also be problematic for those women with a predisposition or a information of breast cancer. However, Femara and fertility treatments are not linked with increasing the hormonal levels, which makes the Femara a safer alternative for a larger group of women.

Women with breast cancer find that Femara and fertility concerns are congruent. Because Femara, also known as letrozole, is an aromatase inhibitor, it decreases the hull’s ability to produce the hormone estrogen, vital in the conception and pregnancy process. What Femara can do is work with conventional infertility treatments to regulate the amounts of estrogen that are in the body, allowing the woman to have an increased chance of pregnancy without the forebodings of too much estrogen in the body. Or it can be used by itself and naturally increase one’s chances of becoming pregnant.

Other advantages to Femara and fertility is the irritable metabolism of the chemical in the body, which allows it to work on the short term, rather than remaining in the body and affecting the resulting pregnancy ? as some superovulation infertility treatment methods can do. In its methodology, Femara can help fertility by allowing the corpse to produce more of its own estrogen in a natural manner by the stimulation of the pituitary gland, rather than introducing additional estrogen in the treatment itself. When the enzyme in Femara suppresses the output of estrogen, rather than the estrogen receptors, this allows the pituitary gland to be activated.

There are some potential side effects to this reduction of estrogen, however, when using Femara and fertility treatments. Hot flashes, mamma tenderness, and minor headaches have all been reported with the use of Femara. Some studies have also shown that there is a risk of birth defects in those that are compelling Femara when they are already pregnant.

Femara and fertility treatments utilizing aromatase are shown to be significantly more impressive in women who have already failed with the use of traditional treatments: Clomid and Serophene, for example. In scientific studies, patients using Femara were capable to ovulate nine out of twelve months and of these twelve patients, three conceived while on the Femara.

Additional studies have shown that Femara and fertility are unmistakably linked. When patients have used Femara, there was an increase in the thickening of the uterine wall, which allowed for firmer egg implantation once the egg was fertilized. This event seems to allow for fewer miscarriages than the traditional fertility treatments. Treatment with Femara seems to be more effective in younger patients than in older women, however, the rates of good are high for those that have already failed with traditional treatments.

The Concept of Fertility Treatment

The Concept of Fertility Treatment

The term fertility treatment suggests a treatment to improve the fertility or egg production in women who would like to bring a new child into the world. This term originated from a condition known as infertility, where, a man and woman who are in a loving relationship are unable to reproduce naturally. However, this is the scientific aspect; the social implications of infertility are very drastic and tend to cause major problems within a relationship. Infertility often creates high levels of stress within relationships. The inability of the female in the relationship to conceive or give birth to a healthy child, more often than not creates very stressful conditions for both partners. This results in an adverse change in behaviour in both partners and also creates great upheaval in both personal and working life of both parties.

The Situation at Present

Infertility is no longer a new issue for couples who are planning to start a family; however the progress in the field of fertility treatment has been rather sporadic and slow even by the modern standards of advanced health
treatments. The advances or lack of, are not unrelated to the ever increasing cases of infertility among people today. We are just unable to gather enough information to help us calculate the precise situation; this is because of the huge amount of cases of infertility which are never reported. However, the amount of cases of infertility in people today appears to be on the increase. Major lifestyle changes make people more susceptible to being plagued by infertility: quite often this illness, and it is an illness, is self-inflicted. The foods which many couples eat are just one problem; they do not eat enough nutritional content which is required for healthy living. Our bodies are under enormous threat from a great deal of outside influences, pollution throughout the world is on the increase, habit forming problems such as alcohol consumption and drugs, also work related stress, all of which contribute to the causes of infertility and other life changing illness.

Infertility from a Medical Point of View.

Infertility can affect either or both parties in any relationship. The treatments required for infertility, are gender specific and will vary with each patient’s case history. There are a number of tests which can be carried out, such as hysterosalpingogram or (HSG) which is an important basic test for infertility, or postcoital test (PC test) which is also known as (sims) and must be carried out within one to two days of ovulation, each of which will help to give clear analysis of the patients illness.

After the tests have been completed, the treatment for infertility will consider any and all cures, any of these can entail a number of different procedures which will depend on the requirements of the patient and the analysis gained from the tests. Drugs such as Clomid which is used to induce ovulation and is usually the first choice of any doctor in the treatment of infertility, it will also usually be suggested to the male partner to use cold packs to help cool the testicles. These are just a few basic examples, however, only a professional infertility expert can suggest exact fertility cures.

Exercise and other complimentary treatments

Apart from the use of medical fertility treatments there are also other things which will be suggested to compliment the ongoing treatment. These complimentary suggestions will be things such as, daily nutrition intake, maintaining a healthy lifestyle. Stress is a major contributing factor to a lot of illness not least infertility, therefore stress must be dealt with immediately.

The Broader Outlook

Infertility is quite an emotional experience for all concerned and deserves to be closely scrutinised by everyone concerned with the subject. Many people are afraid to admit to be suffering from infertility, which is a real shame as there is treatment and support available from many outlets. Having to experience infertility treatment is quite a difficult exercise and entails quite a stressful and emotional time for both partners; the process can be made more difficult by people’s ignorance of the facts, and the lack of medical research.

What To Do When You’re Not Getting Pregnant

Let’s phiz it, getting pregnant is not always as easy as it sounds. As many
stories as you have heard about unplanned pregnancies, getting pregnant should
be untroubled right? You learned sex ed around the 5th grade, but what they didn’t
tell you is approximately 1 in 10 couples will experience infertility for one
case or another and that most couples do not get pregnant the first month
of trying. If you are finding it more difficult than you thought to get pregnant,
we have some suggestions for you.

1. Try a plan for sex

There are quite a few of them out there. A recipe for sex is basically a list
of days to have sex on to try to get pregnant. My personal favorite is having
sex on days 9, 11, 12, 14, & 16 of your pattern. Of course if you don’t have
a 28 day cycle this one probably won’t work for you. Another plan is having
sex every other day starting about day 10 of your cycle.

2. Try fertility

Fertility charting involves taking your temperature at the same time every
morning before getting out of bed. You also observe for signs of ovulation and
table your cervical mucous pattern. Charting can help determine if you are ovulating
and help you to pinpoint when ovulation is occurring.

3. Use ovulation intimation kits (OPKs)

You can buy ovulation prediction kits at your local pharmacy or you can find
them even cheaper if you purchase them online. A day or two before you ovulate,
your fullness produces a surge of luteinizing hormone, LH. OPKs work by detecting
this LH surge. Follow the directions that succeed with your kit to determine how
to read the test strips, what time of day to test, and also what day of your
cycle you should begin testing. OPKs cannot sustain ovulation, but they can
help you predict ovulation before it occurs. Used in combination with fertility
charting, they are very effective in determining ovulation.

4. Get to an nonpareil principles weight

Many women do not want to hear this one, but being overweight or underweight
can affect your fertility. Women who are significantly underweight or performance
excessively often lose their period all together. It makes perfect sense then
that if you are significantly overweight your fertility would be affected as
well. Losing bias if you are overweight is one of the best things you can
do to improve your fertility. Sticking to a sensible diet and increasing your
weight if you are underweight will also assist. Weight issues can also affect

your partner’s sperm, so if your partner is over or underweight encourage him
to reach his example weight.

5. Check out your medicine cabinet

Certain medications can affect fertility. Talk with your doctor about the medications
that you and you mate take. Even over the counter medications can cause problems.
For example, medications such as tetracycline, erythromycin, and cimetidine
can reduce a man’s fertility.

6. Try In preference to Softcups®

Although no formal research has been done on it, many women have claimed success
from using them. Instead Softcups® are inserted and placed near to the
cervix after intercourse to help hold semen close to the cervix.

7. Try a supplement

There are many over the bar supplements now that may aid in fertility including
Vitex, FertiliAid, and FertiliTea. Vitamin B6 may also be helpful with improving
your chances of getting heavy with child. Men should take a daily multivitamin and women
should start taking prenatal vitamins when they begin trying to conceive.

8. Corroboration your position

The best sexual position for trying to conceive is with the woman on the bottom.
It may also be helpful for her to lay on her back after intercourse with her
knees to her box for fifteen minutes.

9. Talk to your doctor

Although many doctors will not investigate infertility until you’ve been trying
for a full year, many will and even those that are more reactionary with treatment
may be able to offer you valuable insight and suggestions. Your doctor can give
you and your partner a full workup to check for potential causes of infertility.
There are many treatments handy including Clomid, IUI (Intrauterine Insemination),
and more. Your doctor can also look at related health issues that may be affecting
your fertility such as thyroid disorders and Polycystic Ovarian Syndrome (PCOS).
Even infections and viral illnesses can precipitate problems getting pregnant. Your
doctor can work with you to come up with a plan for you to get pregnant.

Trip insurance has angered travelers and drawn state scrutiny

Is the nightmarish possibility of being laid off keeping you from taking the vacation of your dreams?

Several travel companies are hoping to allay your fears — and then wish you bon voyage.

Cruise retailer CruiseOne, with several locations in Northeast Ohio, recently added job-loss coverage to its basic travel insurance policy. If you get laid off, you can cancel the cruise with no penalty — provided you’ve purchased the insurance, the price of which varies by the cost of the cruise but starts at $35.

“You wouldn’t think something so simple could make such a difference,” said Becky Piper, who runs a CruiseOne franchise out of her Strongsville home. “My sales have skyrocketed.”

“Everyone is just so fearful,” she said. “They don’t want to make plans for six months from now if they think they might not have a job.”

To qualify for the policy, which is administered by Travel Guard, you must have been employed for a year. Information: cruiseone.com.

Ecruises.com, an online travel agency specializing in cruises, also offers job-loss protection through its basic travel insurance policy; and Ecruises is picking up the cost of the insurance.

Norwegian Cruise Line also recently added job-loss insurance to its travel insurance plan for sailings in May and beyond. Prices start at $29, depending on the fare. Information: ncl.com.

A bed-and-breakfast in Vermont is offering six free two-night getaways to people who have been unemployed for more than six months. Rabbit Hill Inn in Lower Waterford, on the New Hampshire border near St. Johnsbury, will offer a two-night freebie, dubbed the Pink Slip Getaway Giveaway, each month in April through July and again in November and December. Send a letter or e-mail by Monday, June 1, explaining your story in a page or less: Box 55, Lower Waterford Road, Lower Waterford, VT 05848 or info@rabbithillinn. com.

Ohio’s two CoCo Key water parks, in Newark and Cincinnati, are offering a price break to workers who have been forced to take unpaid time off. For $119, a family of four can spend a night at either resort, which includes two full days of water-park passes. Information: cherryvalleylodge.com or sheraton.com/cincinnatinorth.

What Causes Your Snoring

Snoring is the noise caused by parts of your throat vibrating as you breath. Snoring only happens while you are sleeping because this is when the muscles are most relaxed. When the muscles are relaxed the components in your throat drop down to block the normal airflow through the passage which has been narrowed. The air moving through this narrowed passage is what causes the snoring.

Remedies for snoring are often very apparent. Other times they require extensive studies on factors that are related and can either aggravate the problem or cause the condition. Some of the more common causes along with simple ways to cure them are listed below.

1. Overweight-Its well known that many people in the United States are overweight due to not exercising enough, eating too much or a combination of both. Its common knowledge that that overweight people are more apt to snore than ones that are slimmer. The primary cause of their snoring is because their throats are fleshier and therefore have more blockages that can narrow the air passages. The simple way for an overweight person to cut down on their excessive snoring is to lose some weight.

2. Alcohol-Drinking alcohol relaxes the throat muscles which as we learned will be the immediate problem of excessive snoring. By eliminating any alcoholic beverages just before bedtime you can avoid many of the problems associated with the snoring.

3. Smoking-There are many reasons not to smoke and among them are the modification to your throat. Over time mucous will build up in the throat to ease the smoke and nicotine passing through it and reduce inflammation. A larger than normal amount of mucous can be released which will cause the small blood vessels in the lungs to swell along with the throat. When this happens the air ways are again being blocked causing the increased snoring. Sleep apnea is also a problem caused by these blockages and can cause breathing interruptions. These interruptions are caused by irregular breathing patterns. This results to snoring and poor sleep.

4. Sleep Patterns-Going to bed at the same time and getting 7 or 8 hours of sleep will help keep your snoring in check. When your sleep pattern is interrupted your breathing will become unbalanced which can cause snoring. Noises from your bed partner or other things will also cause unbalanced breathing and snoring. Try to make your sleeping area as quiet as possible. Sometimes soothing sounds or white noises from a recording will help mask other disturbing sounds.

5. Sleeping Positions-Due to gravity pulling on their tongue and throat muscles, people who sleep on their backs usually have more problems with snoring than ones who sleep on their sides. Along with the gravity the throat is in a more restful position, which causes parts of the throat and tongue to drop down and restrict the air flow cause a person to snore.

By sleeping in an elevated position there will be some relief. The recommended amount is about 30 degrees. With this elevation your diaphragm is relaxed and the tongue won’t restrict the air flow through the throat area.

Medical Problems-There are a number of medical conditions that can cause snoring. Allergies for instance can cause swelling or inflammation of the air passage. Adenoids and tonsils are also cause of snoring especially if they are large. Many time a cold or sinus condition will block your nose causing you to breathe through you mouth which can cause you to snore.

If you do experience a block nasal passage you can use a spray to clear it so you won’t be forced to breath through your mouth and probably end up snoring. Nasal strips are another aid that may help you breath through your nose rather than your mouth.

If you still snore after trying these things you may want to explore surgery, depending on how much snoring is affecting your life as well as those around you. Of course I would think of surgery as a last resort but sometimes it is necessary for your health.

The 2009 Property Investors

When the effects marketing was booming prior to August 2007 many new property investors entered the buy-to-let market, buying one and two bed properties with light-to-get mortgages. The market has now dramatically changed and here we look at the predictions for the buy-to-let market in 2009.

Firstly there is a new type of hotelier - homeowners who are unable to sell their properties are renting them out. The homeowner may set their rental cost at only the amount that they need to cover the mortgage rather than on furnish rates and also at a rate that will as good as guarantee a tenant. The condition of homeowner property is also generally of a very high beau id and as a result this new competition drives down previous market rates. This generally affects larger, family properties rather than smaller flats.

Availability of invest in is dramatically reduced and as a result the profile of a property investor has changed. Prior to the credit crunch no set aside was needed - a mortgage could be given on the expected yield provided the rental yields were 125% of the mortgage repayments. Now, a touchstone 25% deposit is required and the applicant must have a good credit history. When mortgages were easily obtainable, buyers could form around a property quickly i.e. buy, renovate and sell on at a profit, and then repeat the process, cashing in not only on the price increase due to the renovation calling but also on the cash increase from the rising property prices. Now, the profile of the property investor will be someone who has cash for a sizable part, a good credit history, and someone who is willing to hold onto the property for a few years waiting for the property market and thrift to turn around.

And for the newer property developers? Well, for some who kept securely on top of the figures or those that did not overstretch themselves then they should survive the downturn. But for those also fledgeling property developers who perhaps bought property without fully researching the possible pitfalls, well, they could be in trouble. If they were assuming to offer on their property quickly and at a profit, they are likely to be selling it at a loss, if they can sell it at all. Or, possibly they are unable to rent out their real estate and need to cover the mortgages themselves. Or they have taken on too many properties and find that their own employment is at risk and their main source of income will not be the shelter it was. Or they were keener to buy a set number of properties rather than buying property that met strict criteria i.e. properties that would yield a set positive coin of the realm flow each month. Or they have come to the end of a mortgage deal and now the mortgage rates for buy-to-let are less favorable. The list could go on…

However, for the hallmark investor who ticks all the right boxes 2009 could be a good year. The key is that you are credit safe in order to fix a mortgage. If you can secure a mortgage or have enough cash, then you will be able to find some bargains, particularly in the latter half of the year as the recession continues to bit. If you are thinking of buying an investment property you need to consider the five following points:

1. Consider it to be a mid-protracted term investment - the property market is likely to fall and then stabilize for a few years before rising again.
2. Your expected rental cede has to be realistic and has to cover the costs of the mortgage, insurance, maintenance costs and void periods.
3. Although interest rates have fallen again, they will go back up at some apex - you need to factor this into your costs, or choose a mid to long term fixed rate mortgage to avoid unfavorable notwithstanding changes.
4. Research and know where you want to buy property and be sure to stay within this patch - your rental throw in the towel depends on it.
5. Always make a low offer when purchasing, stick to your figures and know your limits.

2009 could be a huge year for property investors providing you research, plan and take care at every turn.

Your Own Japanese Garden: Part 2

The addition of a Japanese garden to your front yard may enhance the salability of your home. An intriguing front yard of any type adds ambiance to a property. If a prospective buyer is drawn to your yard, perhaps he may be intrigued enough to view your home.
At this time of the year, the Japanese front yard stands out as one of the most eye-catching; it is because it does not need flowers to enhance it. Its charm is there regardless of plants; Japanese gardens follow Zen philosophies and are not difficult to reproduce in North America. They will lend themselves to any climate and any variation of plant.
Creating a Zen garden may even bring you some Zen contentment as a side effect! In “Your Own Japanese Garden: Part 1?, the concept of assembling your own garden was discussed with particular attention to its ambiance, focal points, rocks and lanterns.

In this section - “Your Own Japanese Garden: Part 2?, the plants, water, bridges, vessels and aging aspect are all explored. Plants in the winter can be fairly non-existent but your Japanese garden will still look good, because it has an intriguing design that does not rely on blooms.

Snowdrops and a Japanese flowering cherry may be your first blooms in the spring. If these are unavailable to buy in your climate, use a local tree, shrub or cactus.
For a tall backdrop near a fence there is a flowering Japanese daisy that does well in cool climates. It is most commonly seen in white or pink. If you really love your blooms, then spread them around as you wish!
Pansies lend themselves well to the Japanese garden and also honeysuckle (plant it near your seating area to enjoy the scent). Lilies and gladiolus also blend in with the look, and if you have a pond, add water lilies.
One of the plants that somehow looks Japanese is the begonia; they come in miniature or regular, and their colors are vivid. If you live in an area where not many flowers will bloom, try sticking to one color; consider buying every flower in white to keep to the simple idea.
If you buy evergreens, remember that you can choose from yellow, gray-green and blue-green as well as the traditional green. The red-leafed bush is also a colorful addition, and good ‘filler’. If you live in the desert, choose from the exotic collection of unique plants available to you there. Play more with the rock and ornamental pathway idea of laying out your garden.

Many people have put in their own pond; pond liners are inexpensive and instructions for the novice are easy to find on the Internet or in books.

A pond does not need a pump and can be small or large. However, some people prefer the use of a pump to allow the water to cascade over carefully placed rocks, etc.
A pond is a small area of Zen ‘nothingness’ where nothing else resides; water is also seen as the symbol for cleansing and purification. The sound of running water is said to soothe the soul, and have a de-stressing effect on the mind. However, if taking on a pond that complex is rather daunting (and stressful!) - there are other options.
Some of the self contained portable fountains where the water circulates within its own container can be found in bamboo styles. This would satisfy the need for the sound of running water; you may have to use an extension lead to operate it.

A truly Japanese focal point, and one that the Zen design ideally calls for, is a small bridge. This is to take you from one world to another; specifically from the troubled world in which we live into the soothing world of your Zen garden. Bridges can be ordered from the Internet, but you have to put them together yourself. Or maybe a local carpenter will create one for you?
If you buy a long shaped pond liner, you can place your bridge at one end of it and just plant tall bamboos or reeds on the far side of the bridge. This will suggest that your pond is bigger than it is and that the water runs under the bridge and past it.
To protect children and to keep your garden safe, install a stainless steel grid a few inches under the water level to ‘catch’ falling children.
Empty vessels and containers in stone, wood or terra cotta or another natural medium are appropriate in the Zen garden. The idea started with cracked teapots from Japanese tea ceremonies that the monks thought were too pretty to throw away. It has escalated into pots and empty vessels, and in some ways, the idea that the pot is old and was once useful ties in with the Japanese need for the reverence of age.

Venerability is highly regarded and in Zen gardens this need for maturity or dignity is represented by old, gnarled tree trunks, the patina on old stone, weathered wood or silvery gray driftwood. Old stone with moss nearby and growing over the top of the stone is a well known feature.
Maybe you can find your own moss by going for a country walk and lifting moss by sliding a knife underneath it. Keep it damp on the way home and try to cultivate it in your own garden. With one or more of these representations of aging, your garden is allowing the element of time to be revered.

Once you have created the true Zen garden, it will have ’shibui’: there is no real translation, but a restrained and simple elegance comes close to describing it. It should also help you to resonate with stillness as it will emanate ’seijaku’ - peace and calm.

Your Own Japanese Garden: Part 1

Ever walked past someone’s garden and been so enraptured by the front yard that you hardly registered what the house looked like? In these days of the difficult-to-shift property market, that is the kind of garden you want.

Front yards that have appeal may draw a buyer into your home. If they like the way you have finished your yard - they may think that they will like the way you have finished your home.

At this time of the year a yard is more about evergreens and accessories than flowers, as there are very few blooms available. Also - and for this reason - it is at this time of year that the Japanese garden stands out. A Japanese garden can lend itself to almost any climate, from snowy to humid, from rainy to desert.

To get an idea of the look of a Japanese garden, first look in a few magazines or books at the library, or check out some illustrations on the Internet. Pick illustrations that look similar to the same size and shape as the layout of your garden. Depending on your preference you may wish to copy some layout plans or ideas.pa-zen-garden-zen-gardening

Japanese gardens are traditionally ruled by Zen philosophy. Each feature has a deeper representation which you can ponder on, once you are aware of them. As you walk through your Japanese Zen area each day, you may even absorb some of the peace embedded in the Zen philosophy. These ideas for your own Japanese front yard will be discussed in two parts.

Firstly, in “Your Own Japanese Garden: Part 1?, the focus is on ambience, focal points, rocks and lanterns; then a follow up in “Your Own Japanese Garden: Part 2? explores plants, water, bridges, vessels and aged items. These combined features help to form the Japanese Zen garden.

There are several factors of this look that can be touched on to create an unusual garden. In an abstract way, the qualities that the gardens are representing are peace and tranquility, and in Zen philosophy, this is created by simplicity.

The relaxing ambience that encourages meditation can be achieved by placing a bamboo or rattan chair plus a small table near a wall, or in front of a lattice fence. If your garden is in a hot part of the country, group the seats under a tree or parasol. Stillness is the key word here.

Two other abstract notions suggested in a Zen garden are represented physically by a focal point that is not placed centrally, and secondly, a ‘window’ to a hidden part in your garden.

This can be represented by a piece of tall, latticed fence work, or a tree with shrubs around, or a pagoda, or even simply a bench that is partly concealed. This ‘hide and reveal’ theme is suggestive of the quest for human enlightenment and it also offers privacy. You may wish to incorporate your seating here for that reason.

The introduction of something tall lends itself to the look of the Japanese garden. Western gardens tend to be larger and boast a flat expanse of lawn; Japanese homes usually have tiny gardens. They tend to be more vertical, and tall shrubs will often be placed to hide the house from the street.

For an inexpensive focal point, you can dig a bed and put a bamboo or a red Japanese maple (miniature or full size) plus other plants in it. The bamboo bushes and trees will live in most mild North American areas, though you may have to ‘cover it’ in severe frosts. A very large cactus or groupings of cacti will also make an interesting focal point.

Smaller beds can be dug in across the yard. The center of the yard is deliberately left empty, and a lack of symmetry is desired. This reflects the lack of perfection in the world!

For some authentic Japanese atmosphere, one tall and one shorter black lantern can be well placed along your winding (never straight!) pathway, or sometimes peeking out from amongst a selection of shrubs and plants.

A small pathway can lead to nowhere, and Zen gardens will always have at least one pathway of either white round gravel or gray flattened gravel wending its way through your shrubs; several glimpses of this pathway will satisfy the unity and harmony requirement of Zen gardens.

Whilst lanterns are more of a Buddhist tradition, they have come to represent the essence of the Japanese garden, so they are also included in Zen designs.

One very large Japanese lantern and one smaller one elsewhere can look effective. These usually come in two traditional styles, one more fat-bellied and squat than the other. They are most commonly found in black or pale gray.

Some of the most inexpensive modern lighting will lend itself to the Japanese mode. The ‘push-in’ mushroom type lamps are very easily assimilated into the Zen garden design.

Rocks and stone are a big feature of the Japanese garden, with different sized rocks grouped seemingly at random. Smaller rocks will look good grouped with your focal point, or added to a bush or plant grouping.

Try to find at least one big rock. If you have one big one, you can group smaller ones beside it and finish off with a fern or two. Stones represent life’s immovable mountains.

If that really resonates with you, beware; just one rock will suffice; you do not need a rock for each immovable mountain in your life! If you feel that you have numerous immovable mountains in your life, then move into “Your Own

Valentine’s Day Recipes

For most couples, it has always been a habit to go out for dinner when Valentine’s Day comes. However, this practice can be very expensive too, especially when you already have a family to take with you. This is why dinner preparations are also viable options for those who want to save money this Valentine’s Day, and this article can get you started with easy recipes to prepare for your family.

Crock pots are great tools for you to use in preparing Valentine’s food. We often use them when we want to make sure that dinner will be ready after coming home late in busy days. But they are great assets for Valentine’s also since many times, slow cookers have removable inner pots too that can be served on the table as a stylish dinnerware.

Cooking with a crock pot will also free you up with some quality time with your loved ones during Valentine’s Day rather than you spending all your time slaving in the kitchen. There’s a vast array of meal ideas for the crock pot too, like roasted chicken or beef roast with vegetables. And the best option of it all is how you can set it to cook slowly or a bit faster depending on the time you have set aside for cooking.

I know that Valentine’s Day dinner preparations can be very painful since you ought to spend more time loving than cooking during this day anyways. But for those who are still determined, there’s a definite way for you to enjoy more, and that is to make a dish that can be prepared ahead of time or something that just needs to be baked on Valentine’s.

With this Valentine’s Day idea, it’s easy to think about making casseroles since they are hands-down the easiest make-ahead food. They can be made using various kinds of meat like pork, beef or chicken, and even your choice of tasty fish, marinated, dressed and wrapped in foil, ready to be baked as a delicious Valentine’s food. Just remember though that you are not to add milk or eggs before being ready to cook the casserole, and if you’re using cooked meat, cook and slice the meat at February 13 and combine the ingredients by the 14th, which would be the day you’ll pop the dish in the oven.

If you’re still in a pinch in making a Valentine’s Day food, not wanting to follow the previous two ideas, this one trick I bet will win you over. The trick is to prepare dishes that use only up to five ingredients to make. I know ideas for this one can be quite challenging, but the advantage to this is that you’ll save some serious time in food preparation if you have fewer ingredients to think of. Try to make baked foods too. That way, cooking time can be converted to family time when the meal sits quietly inside the oven.

Another advantage to this is because of its simplicity, some old enough family members can also help during Valentine’s dinner preparation. This again cuts preparation time, and can be a very fun activity involving family members too. And again, doing prep work the day before can free you up a lot more than you expect.

Property Investment in the UK Over the Next 6 Months

The Christmas break is a great time to look back on the previous year, work out what you did well, what could have been better and reset your goals for 2009.

It is the ideal time to review your personal goals, property goals and any other business goals. And crucially make sure you write them down! This will make a significant difference in how you do overall this year. Like many property investors I have seen some values drop, and some properties cause more issues than others, but have also seen big positives with such dramatic drops in borrowing rates. I also think, more than ever, the last 4 months of 2008 made me even more glad I invest in property rather than

a) Not invest in anything or
b) Invest in the stock market or a traditional pension.

While some of the property headlines are pretty negative this is understandable but it is all relative. Compared to the FTSE top 500 companies which saw drops of 33% over the last 12 months ie most pension funds saw a drop in value by a third, the UK property market dropping by an average of 12% over the last 12 months is a significant difference.

Within that average as always the most affordable parts of the UK did better eg Scotland dropped by just 2%, and areas such as Hull, Hartlepool and Cumbria all dropped by less than 5% as an average over 12 months.

But also remember if people didn’t need to move they generally didn’t move – the majority of people selling in the last 6-9 months were those who were “distressed” sellers or had to take a low offers – which was always going to have dramatic knock on effect on average prices – but this doesn’t clearly tell us the full story on affordability – and until probably later this year it is hard to say what true values are in many areas.

What is for sure, as soon as more credit comes back in, and there are clear indications this is continuing to improve, then low offers will be less likely to be accepted.

No one forecast such large credit restrictions in 2008 and the knock on effect in certain property markets, and it is hard to be sure what will happen in 2009 but one thing is clear – affordability and attractive rental yields are at the best they have been in the UK for the last 3-4 years.

Gross rental yields, which were at around 5-6% a year ago, are now at 6.5-8% due to prices dropping and rents rising in many areas.

Prices may have dropped by around 12% as an average across the UK, but if you have a varied portfolio say spread across the UK and a couple of emerging markets, your overall yield should have risen with borrowing rates dropping and rents rising. Compare this to owning shares in large companies, where it is unlikely dividends will have risen as they will often be cash poor with cashflow issues.

This makes buy to let more attractive than ever in the UK and markets such as Czech Republic!

So how long will these opportunities last?

Six months? 12 Months?

Already borrowing rates are improving, with libor rate down to under 3%, and several lenders are close to increasing the LTV they will lend, as long as rental coverage is there. It is great to be able to find deals again where you can invest for very little funds and make over £100 net a month!

I have spoken to 1-2 investors who have said they are looking to wait 6-9 months when they think prices will be lower.

Most people saying this have no real reason for saying this, apart from the fact they have read this may happen in the newspapers – and have no real way of measuring this as are not too close to the actual numbers – but it allows them to put off making a decision for a while – bit like saying I ll get fit in the New Year! Often people who would say this would not understand what is good value and what is not – and you won’t learn this in the newspapers! You should have your own clear idea on what is good value based on rental return and local affordability.

The main reason it is daft to wait is if you can buy an investment property now, for 20% below today’s market value ie perhaps as much as 30% less than last years value, tie up very little money in the process and have positive cashflow why risk waiting?!

When the bottom of the market is called it will probably be 2-3 months after the actual bottom of the market has occurred and if everyone suddenly realises the value of their property in these high yielding areas, and mortgages are more available, then you won’t be able to negotiate a 25% discount any longer that’s for sure!

Actually as soon as 85% mortgages are back, vendors will be under less pressure to give big discounts.

7 Myths About Real Estate Investing That Are Costing You Tens of Thousands of Dollars

Did you know that real estate investing has created more millionaires that ALL other industries combined? The question, then, is why are more people not invested in real estate? Even with the increased awareness in real estate investing, more people are still familiar with other forms of investing such as stocks and mutual funds.

In this article, I will discuss 7 myths that about real estate investing that are costing you tens of thousands (maybe hundreds of thousands of dollars). These myths persist because most people invest in real estate using conventional financing, which often requires 5% or more as a down payment. Assuming that $150,000 is average price of a house in your area (in most cities, it's significantly more than that), you would need $7,500 as a down payment (and this doesn't even include other fees such closing costs). The purpose of this article is to share techniques of creative real estate investing that debunk these common myths about real estate investing.

1. Myth #1: To create wealth, you have to invest stocks and mutual funds.

Fact: Real estate investing has created more millionaires that ALL other industries combined incluing Internet marketing, stock investing and mutual fund investing. In fact, according to the CEO of FNMA, in the hottest bull market in history, more people ended up creating wealth through home ownership than through stock ownership.

2. Myth #2: Real estate investing requires a lot of money.

Fact: Once you learn how to buy undervalued properties, you can find all types of people who will lend you their cash. You can find these people at your local real estate investor association or by contacting us. Additionally, you can use an option (typically $10 to $100 for the option fee) to control the property and not even need to raise any capital.

3. Myth #3: Real estate investing requires good credit.

Fact: This is related to Myth #1. Again, once you learn how to find undervalued properties, you can find all types of people who will lend you their credit, especially if the property has significant equity.

Low Carb Recipes

A low carb recipe is a great way to practice healthy eating lifestyle and diet. A low carb dish is not necessarily for those who are on a diet or want to lose their weight. A low carb lifestyle can and should be adopted by all. The advantages of a low carb balanced diet is that it has all the necessary nutrients minus the unhealthy fats. A low carb meal can be had from a choice of almost any kind of dish.

Any dish you wish can be converted into low carb by modifying a few ingredients. For example milk can be replaced by low-fat milk, yoghurt can be replaced by low-fat yoghurt, sugar can be replaced by sugar free pills, and so and so forth. And you can replace lot of daily food items you consume such as instead of white bread, go for whole wheat bread. Instead of white rice, go for brown rice when making chinese dishes.

There are many more ingredients that you can replace and reduce the fat level, sugar level and carb level of the dish thereby reducing the calories you consume and at the same time increasing the nutrients you consume. A little knowledge on what to avoid and what to eat will go a long way.

Another essential thing one should realize is there’s no such thing as low carb junk food. Junk food is junk food, be it high in carbs or low. It doesn’t do much good to your body and your health. So it is wise to reduce or remove junk food entirely from one’s meals.

So be knowledgeable about what you eat and be wise. Be healthy!

Acetaminophen vs. Your Cat: How a Common Medicine Can Seriously Harm Your Cat

Acetaminophen is one of the most stock ingredients in most household medicines. This aspirin-free ingredient is more commonly found in: Tylenol, Excedrin, Midol, Pamprin or Nyquil, to name a few.
It may seem a accepted thought to administer the same pain medicines that work on you when you have a sick cat but such action could seriously harm or even kill your cat. Due to the cats bulk size and the lower enzyme levels in their liver, cats cannot metabolize this medicine like humans or even like other animals such as dogs.

Some signs that you cat may have ingested and been poisoned by acetaminophen are: labored breathing, discolored (brownish-gray) gums, low viscosity temperature, uncoordinated when trying to walk, jaundice, swelling, unconsciousness or coma. If your cat shows these signs, take your cat and the physic that may have been ingested to the vet immediately. More than likely, the vet will, as with most poisons, try to flush it out of the body as fast as possible to prevent further damage.

Sanyo RL4930 (Sprint) Review

Now that Sprint has absorbed Nextel, the carrier’s Ready Link phones seem to be suffering from an identity crisis. Before the merger, the handsets were sort of Nextel-lite. You could get push-to-talk service and a rugged handset, but you didn’t have to lug around a brick, totally devoid of style, and you didn’t have to be chained to Nextel’s businesscentric services. But now that Nextel and Sprint have joined forces, and Nextel is putting out smaller, more attractive phones, Sprint’s Ready Link handsets just look a little ridiculous. Take the new Sanyo RL4930: Although it is on the bulky side, as well as sports rubber edges and PTT capability, we’d rather go with the real thing and just get a Nextel phone, such as the i355. The RL4930 is $189, but it’s cheaper with a service plan.

To be perfectly frank, the Sanyo RL4930 is not a looker. A dull candy bar shape, along with a basic-gray color scheme and a protruding antenna, makes it more like a cordless phone than a mobile device. Also, considering it measures 4.5 by 2 by 1 inches and weighs 4.4 ounces, it’s not compact by any means. On the upside, a rubber coating on either spine adds a touch of durability, but the extendable antenna is rather flimsy.

The Sanyo RL4930’s 65,000-color display measures 1.6 inches (128×112 pixels) and is the best thing about the handset’s design. Although its overall resolution is a bit washed out, it’s nonetheless fine for viewing the user-friendly menus. You can adjust the contrast, the font size, and the backlighting time, but you can’t alter the brightness.

Below the Sanyo RL4930’s display are the main navigation controls with a standard Sanyo design. There’s a five-way toggle that acts as a shortcut to messaging, and the phone book has a menu where you can program more shortcuts, as well as a My Content folder for storing games and other downloaded files. The toggle is large enough, but the other navigation controls may trouble users with larger fingers. Two soft keys, dedicated Web and Back buttons, and the Talk and End/power keys are all much too small. However, we liked the fact that the Back buttons double as a key lock if held down and that there’s a dedicated speakerphone button below the keypad. Speaking of the keypad, the buttons are raised just above the surface of the phone, which made it easy to dial by feel. They’re also decently sized and lit by a green backlighting. The only controls on the outside of the phone are the Ready Link button and a wide volume rocker on the left spine.
